Just prepare you, any good landscaper is going to recommend redoing the whole thing. There's no gravel pad for the brickwork, and it appears that the 4x4s are just sitting on the ground.
Try calling http://www.cascadelandscaping.com Site appears to be down. They've done quite a bit of work for me and my neighbor - everything from retaining walls to expansive brick/paver pool surrounds. You can't be the value.
I would definately have the entire thing re-done. There is a LOT of things wrong with that picture. Whoever installed it, is definately a rookie, or just didnt care. Coming from someone who worked with several landscaping companies, and for a real estate investment firm that dealt with our share of subcontractors, its an easy spot. If you know the name of the firm, and depending on when it was installed, you should be able to have them return and fix it. If thats the case, read up on some landscaping books, and watch their repairs like a hawk. Like someone stated above, no grading for the brickwork, and the 4x4's require grading, as well as some sort of a lateral support is the main cause. Drainage is another huge factor, and compounds the issues above. The fact that the railings are secured to the 4x4's instead of being sunk into poured supports is rediculous, at least to me. The boulder wall looks like it has a decent angle, but everything else is botched up. They definately need to have some drainage work in the form of a perforated PVC running down the side of the house and out the bottom of the wall. If you have gutters coming out into that area, a french drain or a dispersion drain should be buried somewhere inside the corner of the rock wall. The biggest help is going to be to replace all of that loose sand/soil with some graded gravel and perforated pipe that will allow the water to drain out and away from the walls as it seeps down, instead of building weight and pushing outwards. I'd also tell them you want that rock wall completely rebuilt, and the railing posts anchored. I have never seen a rock wall put in without a backing mat. The mat should also be anchored into the berm behind it with either plastic or wire barbed landscaping spikes. Did they have a landscape engineer take a look at it before hand? Who did the work?
yes. Find a landscaper. They will know a lot more than I do. I did a lot of reading up on it, and spent of a lot of time landscaping, but everything I built I did off of a print done by a landscape engineer.
My friend Troy has his own landscape company that does this kind of work. Creating and fixing walls. Troy -612-363-4636 Schulte Construction and Landscaping, Inc.
