Yes I know this is a :repost: but I want the serious discussion here and the chatter here.

I've created a listing on craigslist, so should I copy any of the information over to here?

I could also rent this out or lease to own. What I did was have a roommate that paid me $540 a month and if he [mboutback] was still living there AND he didn't get married AND I wasn't getting married I'd keep it.

Really, we might be able to work something out still. I assume you're renting somewhere now?

Nice place. The price seems to be right but $399 Association fees are... a consideration.

    Good luck with the sale.

There's more included within my association than I've ever seen elsewhere, I've looked into it and you are getting what you pay for. Not to mention it's downtown.

I'm not arguing about what you're getting. I'm just saying that $150k loan would have you paying about $1k a month. Tack on an additional 400 and... I should talk to my parents about this place.

$1k a month on the mortgage is if you go with an 80/20 loan aka NO DOWN
goes down to about $720 a month if you have the 20% down
also could lease to own it...

you know i might be able to swing the mortgage, but the xtra 400/mo for homeowners association would kill me. plus i would hate having to be part of a homeowners association.
and i dont know many people who have 28k sitting around for a downpayment....

yeah i was lucky with the down, and at least if you have an association someone is accountable - you could always join the actual board and try to get the fees down ;)
