FS: Townhouse in Woodbury (with my 50" plasma)

    Going on the market Monday for $185,900 - will let you swing by this weekend and check it out. If you think you are serious I can knock $5,000 off the price for not having to pay my realtor.

    Specs: 3 bedrooms, 1 full bath, 1 3/4 bath, 1 1/2 bath. Formal living/dining room, and finished basement (currently a home theater). We took care of EVERYTHING that needed work in the house. My only complaint would be that the upstairs carpet is ugly. Comes with washer, dryer, kitchen appliances, and my dear, beloved 50" Panasonic plasma (I'm scared I'll break it if I move it, and it looks too good in its home).

    2 Car garage with epoxy flooring. Plenty of space for all my tools, bikes, and other toys.

    Wood floors on the main level, new carpet downstairs, etc. etc. etc.

    Give me a call or PM me if you are at all interested so I can put your name on the "exempt list" when I sign the listing agreement on monday.

    So...after many PM requests, here are a couple pics I snapped of the only 2 rooms that are ready to show (minus the vacuum cleaner). The crap on the wall is one of the spots my wife still needs to touch up.

    dang, too far for me. I'm meeting my Realtor tomorrow to look at some townhomes. If only you were closer to the north metro it'd be perfect. I need 3 bedroom with at least 2 baths.

    p.s. Can I still have the plasma if I buy a house?

    I have to say that there really isnt a bad place to live in Woodbury.

    Built in 1980 - almost everything has been replaced in the past 2 years (new siding, roof, floors, countertops, appliances, etc.) great neighborhood (we have our own small park w/ tennis court and a HUGE shared backyard) and very close to target & chipotle :)

    Also - every wall has been repainted with Hirschfield's top of the line platinum ceramic paint. We kept the leftovers for the next owner to do touchups with too.

    I don't have any pics yet but feel free to give me a call if you would like to stop by - I'll be working on the house all weekend trying to get it cleaned up and ready to sell.

    P.S. - the plasma has about 4 years left on the 5 year extended in-home warranty I bought for it.

    One last thing - our courtyard is in terrible condition because we have a dog, but I'll throw in new sod for anyone from the board.

    My wife says you can have our computer desk too because it's just too heavy to move. It's about a $1,500 desk :)

    Framed in the AV cabinet under my TV today and I tiled the master bath. Marble counter top and new faucet in the bathroom going in later in the week after I grout.

    Took a shower downstairs for the first time since the master bath is out of commission until the tile gets done. That shower is darn nice :)

    We've come up with a full list of what has been done to the house. If you want to look over it send me a PM (it's a 2 page word document).

    This place is begging to look so nice that I almost don't want to sell...but my golden retriever deserves a big yard to play in.

    Keep those questions coming - we decided not to list until next week because we need the extra time to put the finishing touches on the place (power wash the garage, shampoo the carpets, touch up the paint dings...)

    $209? I'm not positive because my wife pays that bill but I know its in the $200's and I know it's not above $220.

    They are high because there's a lot of snow to plow with our huge driveways, there's a lot of grass to mow with our huge yard and park, and they are paying off the siding and roof they put on about 3-4 years ago.

    yeah but i don't have half hour ride in my car to get anywhere interesting, which is worth the extra $50/month.

    No MLS as of now... We're trying to go the FSBO route here for a couple weeks in order to save on realtor fees. If that doesn't work out we will be listing it with an agent and then the MNsubaru deal will have to be pulled for anyone not listed in the exemptions on the listing agreement (the discount is basically the amount we'll save not having to pay an agent).

    Here's a picture of our back yard to help you understand why the association dues are so high...

    What is all included with the assoc. fee's? Water? Hazard insurance? I've been looking at townhouses for the past 2 months and anything over 200 is on the high side unless it includes water or garbage (or both).

    Wow...$200 is a bit high...I'm guess the landscaping is the major factor...Especial snow removal in winter...Usually water isn't included but I think the garage is, 3rik ;) unless u meant garbage...which I think it would be...

    Yeah, I ment garbage. There are alot of places out there with lots of landscaping that dont have high assoc. fee's, it all depends on what it includes and how much they want to charge. I know when I look at houses, the assoc. fee is one of the first things I look at. If its over 200, I usually look away. Adding that ontop of a morgage payment thats alot of money.     no, it just takes you 30 extra minutes to drive to a place thats 6 blocks away :laugh:


    gawd i hate driving in the uptown area...so freaking busy ALL of the time

    boo hoo, and yet, everyone driving there is from some burb, going 3 mph around the lakes.

    you just have to know where to drive to avoid the lemming traffic. Minneapolis in town is nothing, I've lived in cities with ten times the problems, i think a lot of it is just exaggerated by people who are used to four lane roads and gigantic parking lots as far as the eye can see.

    also my assoc fee includes a lot, its a nicer building, with landscaping, heat is paid far in the wintertime as are most of the utilities, heated garage, snow removal etc.

    these days...not only association fees, but Property tax should be looked at as well...

    Association dues include trash removal, snow removal, lawn stuff, and insurance on the structure of the house. I carry condo/renter's insurance for the stuff inside my house (clothes, tools, computers, tv). Renter's insurance ends up being free for me because I get more of a discount on my car insurance than my renter's insurance costs.

    Property taxes are pretty decent and are rolled into the cost of our mortgage so I don't even know what they are off the top of my head.
